Dubai identifies 44 areas where shared housing is allowed

The Dubai Municipality has identified 44 approved locations where buildings can be utilised for shared housing, with additional areas to be announced as they receive approval. A comprehensive guide has been issued by the Municipality detailing the planning and construction requirements for shared housing, including the designated areas where this is permitted.

This guide serves as an essential resource defining the standards and regulations for shared housing, focused on ensuring quality and safety, protecting the rights and privacy of owners and residents, and enhancing their living standards, all in accordance with Law No. (4) of 2026 concerning the regulation of shared housing occupancy and management in the Emirate.

Currently, Dubai Municipality has approved over 44 areas for shared housing, including places like Al Souq Al Kabeer, Al Ras, Al Warqa’a 1, Al Barsha 1, Al Muraqqabat, and Al Rigga. More areas will be added as they gain approval. The guide specifies that each existing building should cater to only one category of shared housing, either for individuals or families.

The guide also stipulates that bedrooms should provide a minimum area of 5 square meters per person, while family housing units must offer a separate bedroom with an en-suite bathroom for each family to ensure comfort and privacy.

Additionally, it outlines detailed requirements for shared facilities and services, such as kitchens, sanitary facilities, dining areas, leisure spaces, and laundry/drying facilities, adapted to the housing category and resident count, adhering to public health and safety standards and the Dubai Building Code.

These requirements apply to new buildings as well as existing ones undergoing modifications for shared housing purposes within designated zones and according to approved standards. Buildings intended for collective labor housing are exempt from this law as they fall under different legislation.

Property owners and real estate management and leasing companies are given a one-year grace period, calculated from the law’s effective date of September 8, 2026, to align existing shared housing buildings with the approved standards and requirements.
