Sharjah real estate records Dhs7b in trading value with 61.8% growth in July

Sharjah’s real estate sector maintained its growth, recording transactions worth Dhs7 billion during July 2026, registering an increase of 61.8 per cent compared to June which amounted to Dhs4.4 billion, through 9,376 transactions with a growth rate of 25.3 per cent, which highlights the continued investment momentum in the emirate.

The total area traded in sales transactions reached approximately 27.2 million square feet.

Continued Growth in the Real Estate Sector’s Performance

The continued growth of Sharjah’s real estate sector performance underscores the strength of its markets and its attractive investment power, driven by wise vision, ongoing infrastructure development, and major development projects launched by the Emirate of Sharjah.

These efforts solidify its strategic position as a preferred destination for regional and global investors.

This momentum also reflects growing confidence in the legislative ecosystem and the emirate’s high flexibility, ensuring a competitive and sustainable business environment that supports long-term growth across all its areas.

Data issued by the Sharjah Real Estate Registration Department showed that ownership certificate transactions led with 4,049 transactions, capturing a significant share. These were followed by ownership deed transactions with 3,356 transactions, and mortgage transactions with 466 transactions valued at Dhs1 billion. Initial sales contract transactions reached 1,185 transactions, while valuation transactions totaled 320.

Transactions were carried out across 129 areas throughout the emirate, covering residential, commercial, and industrial properties. In detail, the breakdown of trades showed activity concentrated on 1,347 lands (comprising 895 residential lands, 381 industrial lands, and 71 commercial lands), alongside 894 subdivided unit transactions (comprising 842 apartments, 25 parking, 17 offices, 9 studios, and 1 shop), and 643 developed land transactions (comprising 412 residential properties, 188 industrial properties, and 43 commercial properties). This reflects the comprehensiveness of the market and the integration of its investment option.

The highest real estate transaction recorded in Sharjah during July was on a land in “Industrial 4,” valued at Dhs850 million.

Meanwhile, “Al Layyeh” recorded the highest mortgage transaction during the same month on a land valued at Dhs120 million. The report indicated that the total number of sales transactions in the emirate reached 2,884 transactions. In Sharjah City, the total reached 2,091 transactions, with “Muwaileh Commercial” ranking the highest in terms of the number of sales transactions with 442 transactions, followed by “Al Sajaa Industrial” with 244 transactions, “Hay Hoshi” with 203 transactions, and “Al Khan” with 168 transactions.

In terms of trading value in Sharjah City, “Al Sajaa Industrial” ranked first with Dhs715.4 million, followed by “Muwaileh Commercial” with Dhs516.3 million, “Al Menhaz” with Dhs449.5 million, and “Al Qulai’aah” with dhs365.7 million.

In the Central Region, 527 sales transactions were recorded, concentrated in “Al Belaida” with 192 transactions, while “Industrial 4” recorded the highest area in trading value at Dhs908.8 million.

In the Eastern Region, Khor Fakkan witnessed 206 transactions, led by “Al Mudeifi” with 159 transactions and a trading value of Dhs218.2 million. In Kalba, 58 transactions were recorded, led by “Commercial Sour Kalba” with 21 transactions and a trading value of Dhs5.6 million.

In Dibba Al Hisn, 2 transactions were recorded in Hay Al Shamali and “Hay Al Seeh” with 1 transaction each, while “Hay Al Seeh” recorded the highest trading value at Dhs1.2 million.
