The pace of land purchases in Dubai has revealed that real estate developers are continuing to bet on a new growth cycle, driven by strong demand for residential and commercial projects in the emirate.
Investments related to land purchases over the first 7 months of 2026 rose to Dhs125 billion across 7,981 sales transactions, indicating that companies continued to expand in building their inventory of development sites.
Data from Dubai Land Department revealed that land sales accounted for approximately 8 per cent of the 99,900 sales transactions completed during the said period.
These sales accounted for 39 per cent of the total value of real estate sales, which reached Dhs321 billion, encompassing residential units, villas, buildings and plots of land.
This disparity reflected the significant financial weight of the land sector compared to the number of transactions, highlighting its role as a primary driver of future projects.
The market activity averaged around 1,140 land sales transactions per month, with a value of approximately Dhs17.8 billion, confirming the continued investment momentum in the primary market, as developers sought to secure strategic locations to launch new projects over the next phase.
As for the top 10 areas that achieved the highest value in land sales, Me’aisem 2 came first with Dhs10.4 billion across 544 sales transactions, followed by Al Yalayis 5 in the second place with Dhs7.14 billion across 907 transactions and Al Ruwayyah 1 in the third place with Dhs6.3 billion across 3 major transactions.
Palm Jebel Ali came in the fourth place with Dhs5.7 billion across 140 transactions, Umm Suqeim I in the fifth place with Dhs4.6 billion across 30 transactions and Al Yalayis 1 in sixth place with Dhs4 billion across 177 deals.
Me’aisem 1 came seventh with Dhs3.2 billion across 229 transactions, followed by Sheikh Mohammed Bin Rashid Gardens in the eighth place with Dhs3 billion across 119 transactions, Palm Jumeirah in the ninth place with Dhs2.4 billion across 44 deals and finally City of Arabia in the tenth place with Dhs2.25 billion across 20 sales deals.
