As Maas Azurline approaches handover in Jumeirah Village Circle (JVC), Metin Sari, Founder of Maas Developers and Roca Real Estate, has highlighted a broader shift in Dubai’s real estate market, where long-term value is increasingly driven by quality, execution, and end-user experience rather than timing alone.
Dubai continues to strengthen its position as a leading global real estate investment destination, supported by strong infrastructure, investor-friendly regulations, and sustained international demand. However, as the market matures, the criteria for successful investment are evolving.
According to Sari, investors are moving beyond traditional considerations such as entry timing and price per square foot, focusing instead on the intrinsic quality of developments and their long-term performance.
“In today’s market, value is no longer just about when you invest — it is about what you invest in,” said Sari. “The real difference becomes clear at handover, when quality, functionality, and execution define the actual living experience.”
The nearing completion of Maas Azurline reflects this approach, with a focus on delivering long-term usability and build quality. The project incorporates internationally recognised components, including Siemens kitchen appliances and Schindler elevator systems, alongside high-quality finishing materials selected for durability and performance.
These elements, while not always central during the sales phase, become critical once residents move in, directly influencing satisfaction, rental demand, and long-term asset value.
Jumeirah Village Circle has experienced strong growth in recent years, emerging as a well-established residential community with improving infrastructure, accessibility, and balanced pricing. However, performance differences between projects within the same area continue to highlight the importance of execution and design quality.
Sari noted that this shift reflects a more mature and disciplined market, where developers are increasingly evaluated on their ability to deliver on promises, and buyers are placing greater emphasis on reliability and long-term value.
“Dubai remains one of the most attractive real estate markets globally, but success today requires more informed decision-making,” he added. “Investors who focus on fundamentals such as developer credibility, construction quality, and long-term usability will be better positioned to achieve sustainable returns.”
